SHIRLEY, DERBYSHIRE,

At the "SARACEN'S HEAD INN," Shirley, in the county of Derby, on MONDAY, July 1st, 1896, at Four for Five o'clock in the afternoon, subject to Conditions of Sale embodying the Common Form Conditions of the Derby Law Society, to be then produced:—
ALL that valuable FREEHOLD RESIDENCE known as "SHIRLEY MOUNT," containing parlour, sitting-room, kitchen, scullery, dairy, cellar, store closet, and five bedrooms, together with excellent out-buildings, comprising tying for 14 cows, stable for two horses, loose boxes, gig house. piggeries. cart shed, hay barn, and other out offics ; with Orchard, Garden, and three FIELDS of RICH OLD TURF LAND, containing according to ordnance plan

or thereabouts, now in the occupation of Mr. Daniel Rushton.
The Property is bounded by lands of Sir Peter Walker and the Shirley and Rodsley-road, to which it has a considerable frontage. Tithe as last paid, £1 17s. 6d. Land Tax, nil. - Timber goes with the Property. The Residence is substantially built, most pleasantly situated on the road from Shirley to Rodsley, about three miles from Brailsford, four from Ashborn (N.S. Railway Station), and 10 from Derby. The garden is tastefully laid out, out-buildings are well arranged,the Land is good old Turf, and the whole is a most desirable investment.
