FREEHOLD ESTATE, AT SHIRLEY.
TO BE SOLD BY AUCTION,

At the house of Mr. Robert Goodall, the sign of the Saracen's Head, in Shirley, in the county of Derby, on Wednesday the 4th day of April next, at 4 o'clock in the afternoon, in the following or such other lots as shall be agreed upon at the time of sale, and subject to conditions to be then produced;
LOT 1.— ALL that Messuage, Farm-house or Tenement, with the outbuildings, yard, garden, orchard and appurtenances to the same belonging ; and also three a Closes or parcels of rich meadow and pasture Land adjoining, called the Croft, the Holly Croft, and the Stubble, containing together about 10 Acres.
LOT 2.— Three Closes or parcels of Land called the Hill Stead Meadow, the Lawsuch, and the Lawsuch Meadow,. containing together about 8 Acres.
LOT 3.— Two Closes or parcels of Land called the Derby Pitts, containing together about 5 Acres.
LOT 4.— A Close of rich grazing Land called Withy Pitts, containing about 8 Acres.
LOT 5.— A piece of uninclosed Land in Shirley Nether field, containing about half an Acre.
The above Estate is situate at Shirley aforesaid, and is distant about four miles only from the Town of Ashborne, and nine miles from Derby, and is now in the possession of Mr. Thomas Strong, the owner, who will show the same.

N.B. One half of the purchase money may, if required, remain on security of the respective lots ; or the purchaser may be accommodated with the whole on reasonable additional security.
